From Ridicule to Self-Evident: Why Vendor Compliance Is Here to Stay

Joe Bushey, President

What a quote on my office wall taught me about building a new category, and why vendor compliance has become essential for HOA and property management companies.

Bringing a new concept to a market is daunting. It takes time to educate an industry, prove that an idea works, and earn the trust that turns a new idea into standard practice.

When VIVE set out to bring vendor compliance to the HOA market, we saw a clear void. Community associations and their management companies relied on a wide network of vendors, yet few had a reliable, consistent way to confirm those vendors were insured, licensed and qualified. We believed outsourced vendor compliance was the answer. Not everyone agreed, at least not at first.

The Three Stages of Truth

To keep my head in the right place for the long haul, I hung a statement on my office wall. It came from my first boss and mentor, who also happens to be my mom. She called it the "Stages of Truth," a line often attributed to the philosopher Arthur Schopenhauer:

All truth passes through three stages. First, it is ridiculed. Second, it is violently opposed. Third, it is accepted as being self-evident.

That statement has been a daily reminder that resistance is not a sign an idea is wrong. Often it is a sign the idea is new.

Championing Vendor Compliance in the HOA Market

When we introduced outsourced vendor compliance to HOA management, the reaction was split. Some leaders saw the value immediately. Others pushed back just as hard, questioning whether it was needed and whether it was worth changing long-standing ways of working.

That mix of early acceptance and equal resistance is exactly what the Stages of Truth predicts. We kept educating, kept listening, and kept proving the model one client and one vendor at a time.

From Opposition to Acceptance

After years of growth, VIVE now spans the United States and into Canada. Tens of thousands of vendors are registered on our platform, and many of them re-invest year after year to work with multiple clients.

That is why I believe vendor compliance is moving from the second stage of truth to the third. The concept is working. It is here to stay. And it has a lifetime of use, not only for the HOA industry but for the additional markets we serve.

Private Equity, Consolidation and the New Operating Reality

Expansion and consolidation have become the focus not only of the HOA market but of every market we serve. Each day, more private equity investment is encouraging management companies to sell and join forces.

With that influx of outside investors comes a sharper focus on how organizations are structured. Doing more with less, and relying on technology and data to drive automation and streamline operations, are now everyday realities the industry is adjusting to.

Why Outsourced Vendor Compliance Fits This Moment

Outsourcing vendor compliance aligns directly with this industry shift. It delivers value in two ways:

  • It removes manual work. Onboarding vendors and maintaining their insurance, licensing and qualification data is necessary, but it is routine and tedious. Automating it frees teams to focus on residents, boards and growth.

  • It reduces risk. A consistent compliance process sheds unqualified vendors before they create liability for the association or the management company.

For organizations integrating new portfolios after an acquisition, that consistency matters even more. One standard, applied across every community, replaces a patchwork of spreadsheets and inherited processes.

Frequently Asked Questions

What is vendor compliance for HOAs? Vendor compliance is the process of verifying that the vendors serving a community association meet its requirements, such as current insurance, licensing and qualifications, and keeping that information up to date over time.

Why should HOA management companies outsource vendor compliance? Outsourcing removes the manual, repetitive work of collecting and tracking vendor documents. It also reduces risk by consistently screening out vendors who do not meet requirements.

How is private equity changing the HOA management industry? Private equity investment is driving consolidation, as management companies sell and merge. Investors bring a stronger focus on efficiency, technology and data-driven automation.

Is vendor compliance only for HOAs? No. VIVE began in the HOA market, and the same model now serves additional markets that rely on large vendor networks.

Where does VIVE operate? VIVE serves clients across the United States and in Canada, with tens of thousands of registered vendors.

Looking Ahead

Vendor compliance was once a new idea that had to fight for acceptance. Today it is becoming what the third stage describes: self-evident. As our industry consolidates and modernizes, I am proud that VIVE helped lead the way, and I am excited for what comes next.
